BUYING A HOME IN SOUTHERN CALIFORNIA
Don't Just Find a Home. Make the Right Move.
Confidence. Experience. Execution.
Buying a home is more than finding a property you like. The financing has to work. The offer has to make sense. The numbers have to hold up, and you need to know what you're walking into before you commit. Whether you're buying your first home or your next one, I'll help you understand the process, build the strategy and compete with confidence.

Before We Look at Homes, Let's Build the Plan.
One of the biggest mistakes buyers make is starting with the house instead of the strategy. Before we start opening doors, I want to understand what you're trying to accomplish, where you want to live, what you're comfortable spending and how the financing fits into the picture.

I've spent more than 20 years across real estate and mortgage lending. That means I'm looking at more than the property. I'm looking at the entire transaction and helping you prepare before it's time to compete.
EXPERIENCE
YOUR GOAL
Where do you want to live, what do you need from the property and what does the right move look like?
MARKET
YOUR NUMBERS
Understand your budget, financing and what you're comfortable spending before falling in love with a property.
EXPERTISE
YOUR STRATEGY
Once we know the goal and the numbers, we build the search and offer strategy around them.

Inspections, appraisal, financing and transaction contingencies.
06

Complete the transaction and get the keys.

THE HOME BUYING PROCESS
I'll walk you through each stage so you understand what's happening, what decisions need to be made and what comes next.
Your First Home Doesn't Have to Feel Overwhelming
FIRST-TIME BUYERS
If you've never purchased a home before, you're not supposed to already know how all of this works. That's my job.
I'll help you understand the terminology, financing, upfront costs, property search, offers, inspections, appraisal and closing process before you're asked to make major decisions. I'll tell you what I see, answer the questions and make sure you understand the next step.
You don't need to know everything before we talk. You just need to know where you want to go.
Know Your Buying Power
The price of the home is only one part of affordability. Income, debt, down payment, credit profile, interest rates, property taxes, insurance and the loan program can all affect what the numbers actually look like.

My background in mortgage lending helps me understand how financing affects the real estate transaction, including situations involving conventional, FHA, VA, Non-QM and bank statement programs.
Where Do You Want to Call Home?
I work with homebuyers throughout Southern California, including Los Angeles County, San Bernardino County, Riverside County, Orange County and communities throughout the Inland Empire. Whether you're staying close to home or exploring another part of Southern California, we'll build the search around your priorities.
Location. Commute. Schools. Property condition. Taxes. HOA costs. Future plans. Resale considerations. Every buyer has a different definition of the right home.

My job isn't to convince you to buy a property. It's to help you evaluate the opportunity, understand what you're looking at and make a decision that fits your goals.
The Search Is About More Than Bedrooms and Bathrooms.

Rancho Cucamonga
Rancho Cucamonga combines beautiful foothill surroundings, established neighborhoods and convenient access to the greater Inland Empire. Whether buying, selling or investing, I help clients understand the local market and make confident decisions.

WHEN YOU FIND THE ONE
Then We Compete
Finding the property is only the beginning. The offer has to account for price, terms, financing, timing, contingencies and the circumstances surrounding the sale.

I look at the entire transaction before we decide how to approach it. The goal isn't simply to submit an offer. It's to put you in the strongest position we reasonably can without losing sight of what makes sense for you.
1
PRICE
Understand the property, comparable sales and market conditions.
2
TERMS
Evaluate the pieces of the offer beyond purchase price.

3
NEGOTIATION
Respond strategically as the transaction develops.

Accepted Isn't Closed
An accepted offer starts the next phase. Inspections, disclosures, appraisal, financing, contingencies and deadlines all have to move together.

This is where understanding both real estate and lending becomes especially valuable. I stay focused on the transaction, communicate with the parties involved and work through issues as they arise until we reach the finish line.
Buyer FAQ

In most cases, yes. Getting pre-approved before seriously shopping helps you understand your buying power, establish a realistic price range and identify potential financing issues early. It also puts you in a stronger position when you find a home and are ready to make an offer.
Resort / May 2035

It depends on the property, purchase price and financing program. Your upfront costs may include a down payment, closing costs, inspections and other transaction expenses. Some loan programs allow lower down payments than others. I’ll help you understand the numbers early so you know what to expect before we start looking at homes.
Senior Residential Housing / Feb 2035

Absolutely. I enjoy working with first-time buyers and walking them through the process from the beginning. We’ll cover financing, the home search, offers, inspections, appraisal and closing so you understand what’s happening and why. You don't need to know everything before we start. That's what I'm here for.
Custom Residence / Dec 2035

Potentially, yes. I've worked with self-employed borrowers and more complicated financing situations, including conventional, FHA, VA, Non-QM and bank statement programs. Being told no by one lender doesn't necessarily mean there are no other options. We'll look at your situation, understand the challenge and determine what paths may be available.
Custom Residence / Dec 2035

Yes. I represent buyers purchasing new construction throughout Southern California. The builder has its own team representing its interests, and you should have someone looking out for yours. I can help you navigate the purchase, financing, appraisal and closing process. Ideally, contact me before your first visit or registration with a builder, since builder policies regarding outside agent representation can vary.
