NEW CONSTRUCTION IN SOUTHERN CALIFORNIA

A Brand-New Home. Your Own Representation

Buying new construction can feel simple. Pick a community, choose a floor plan and start selecting finishes. But behind the model homes are contracts, timelines, financing decisions, upgrades, incentives and negotiations that can affect the final cost of your home.

I represent you throughout the process, helping you understand the numbers, evaluate the options and make informed decisions from your first visit through closing.

YOUR HOME. YOUR STRATEGY. YOUR REPRESENTATION.

YOUR HOME. YOUR STRATEGY. YOUR REPRESENTATION.

Bring Your Agent From the Beginning

One of the most important decisions happens before you ever walk into a model home.

Many builders have specific requirements regarding buyer-agent registration and when your agent must become involved. That's why I recommend talking with me before visiting a community or registering online.

I'll help you evaluate the community, builder, available homes, financing incentives and overall transaction so you're not navigating the process alone.

THE BUILDER

Research the community, builder, available inventory and factors that may affect your purchase.

THE NUMBERS

Compare base pricing, lot premiums, upgrades, incentives, financing and the potential final cost of the home.

THE CONTRACT

Understand important dates, contingencies, builder requirements and the steps between signing and getting your keys.

An Incentive Isn't a Deal Until We Run the Numbers

BUILDER INCENTIVES

Builders may offer closing-cost credits, interest-rate incentives, upgrade allowances or other promotions, particularly when using an affiliated lender.

Those incentives can be valuable, but they should be evaluated as part of the entire transaction.

We'll compare the purchase price, financing, incentives, upgrades and cash required so you can understand what you're actually getting before making the decision.

Don't Just Fall in Love With the Model Home

BUILDER INCENTIVES

Model homes are designed to show a property at its best, often with upgrades, premium lots, professional furnishings and features that may not be included in the advertised base price.

My job is to help you look beyond the presentation.

We'll identify what's included, what's an upgrade, what the actual home may cost and whether the community makes sense for your goals.

NEW CONSTRUCTION FAQ

You aren't necessarily required to have your own agent, but having independent representation gives you someone focused on your side of the transaction. I can help you evaluate the property, pricing, incentives, financing and purchase process while the builder's sales team represents the builder's interests.

Resort / May 2035

Before your first visit whenever possible. Builder policies vary, and some have specific requirements regarding when and how a buyer's agent must be registered. Contacting me first allows us to understand those requirements before you register or tour a community.

Senior Residential Housing / Feb 2035

Sometimes, but price isn't the only area worth evaluating. Depending on the builder and market conditions, there may be opportunities involving incentives, closing costs, financing, upgrades or available inventory. We'll look at the entire transaction rather than focusing only on the advertised price.

Custom Residence / Dec 2035

A builder's preferred lender may offer incentives that make their financing attractive, but that doesn't automatically make it the right choice. We can compare the financing, incentives, costs and overall terms so you understand the complete picture before deciding.

Custom Residence / Dec 2035

Yes. I can represent buyers considering available inventory, quick move-in homes or properties earlier in the construction process. The strategy may differ depending on the home's stage, availability, builder requirements and your timeline.
