FINANCING YOUR NEXT MOVE

The Right Property Starts With the Right Numbers.

Buying power isn't just about what you can qualify for. It's about what makes sense for your goals, your monthly payment and the transaction you're trying to make.

I've spent more than 20 years across real estate and mortgage lending. That means when we talk about buying a home, I'm looking at both sides of the deal: the property and the financing behind it.

REAL ESTATE. LENDING. STRATEGY. EXECUTION.
Conventional

A common option for primary residences, second homes and certain investment properties. We'll look at how conventional financing may fit your purchase, down payment and overall strategy.

Jumbo

Financing designed for loan amounts above conforming limits. For higher-priced Southern California properties, understanding qualification, reserves and loan structure early can make a major difference.

FHA

An option that may offer lower down payment requirements and more flexible qualification guidelines for eligible buyers. We'll determine whether FHA financing makes sense for your situation and the property you're considering.

INVESTMENT PROPERTY

Financing an investment property is different from financing a primary residence. We'll look at the property, available capital, financing structure and investment strategy together.

MORE THAN A PRE-APPROVAL

I Understand the Money Behind the Deal.

A lender can tell you what you qualify for. My job is to help you understand how those numbers affect the real estate decision you're about to make.

Payment. Down payment. Cash to close. Property taxes. Insurance. Appraisal. Loan structure. Reserves. These aren't separate from the purchase. They're part of the strategy.

Because my background spans both real estate and mortgage lending, I can help you look at the entire transaction before you make your move.

BUYING POWER

Understand your realistic price range before we start looking at properties.

LOAN STRATEGY

Evaluate financing in the context of your goals, not simply the maximum amount you may qualify for.

THE TRANSACTION

Understand how financing, appraisal, contingencies and timing affect the deal from offer through closing.

WHEN THE NUMBERS GET COMPLICATED

Been Told No? Let's Look at Why

Self-employed? Complex income? Investment property? Credit challenges? A previous loan denial doesn't automatically tell us what may be possible today.

I'll help you understand what the issue is, what may need to change and what options may be worth exploring. Sometimes the answer is now. Sometimes it's building a plan to get there.

Closing

We start with the goal, your financial picture and the type of property you're considering.

Review income, assets, credit and available financing to establish realistic purchasing power.

Once you're under contract, financing moves through documentation, appraisal and underwriting.

Final loan conditions are completed, documents are signed and financing is prepared for closing.

FINANCING FAQ

You can begin exploring before you're pre-approved, but I recommend understanding your financing before getting serious about a property. A pre-approval helps establish your buying power, expected monthly payment and available price range. It also puts you in a better position when you're ready to make an offer.

Resort / May 2035

It depends on the loan program, property and your financial situation. Some buyers may qualify for options with lower down payments, while others may choose to put more down to achieve a specific payment or financial goal. We'll look at the numbers and determine what makes sense for your situation rather than assuming one approach fits everyone.

Senior Residential Housing / Feb 2035

Being self-employed doesn't automatically prevent you from qualifying for financing, but the documentation and qualification process can be different. Income history, tax returns, business financials, assets and other factors may come into play. I'll help you understand what lenders are looking for and what options may be available based on your circumstances.

Custom Residence / Dec 2035

Yes. A previous denial doesn't necessarily mean homeownership is off the table. The first step is understanding why the loan was denied. Whether the issue involves income, credit, debt, documentation or another qualification factor, we can review the situation and determine whether another option may be available or whether there's a path to prepare for a future purchase.

Custom Residence / Dec 2035

Investment property financing can vary depending on the property, your financial profile and your investment strategy. Options may include conventional investment financing as well as other programs available through lending partners. We'll look at the financing alongside the actual investment so you can evaluate the numbers before moving forward.
